What moves the quote most

The first price mover is whether the gate panel is square. If the aluminium frame or glass panel is straight, hardware replacement is straightforward. If the hinge post has moved, the labour is in setting the structure straight again. The second is salt exposure. A canal estate gate in Sanctuary Cove or Paradise Waters deserves 316 stainless hardware, not cheaper fittings that show tea staining in a few summers. The third is access. A gate beside a narrow pool deck, raised house wall or tiled courtyard takes longer because glass has to be protected and the swing arc has to be checked from multiple positions. The fourth is whether the repair is tied to a failed inspection. A same-week Form 26 fix is different from a relaxed maintenance job because the repair has to be documented and ready for reinspection.

Worked example: Burleigh Heads aluminium gate

A typical Burleigh Heads job is a 12 year old aluminium tube gate that no longer latches after the hinge spring weakens. The call-out and diagnosis is $220. New compliant self-closing hinges and latch are $430. Alignment, tension setting and checking the 100 mm bottom gap adds $120. The total is $770 including GST. If the owner is selling, add a $220 pool safety inspection, bringing the practical budget to $990. That is still cheaper than a full new aluminium gate at $650 to $1,050 plus inspection, provided the gate frame is not twisted.

Sometimes you do not need us. If the gate closes every time and the issue is a squeak, wash the hinge with clean water, clear grit and apply the lubricant recommended by the hardware maker. If outdoor furniture, a pot or a pool toy box is inside the climbable zone, move it before paying for a call-out. If the problem returns within a week, then the hinge tension or post alignment needs a proper repair.
